How V Capital Works —
From First Conversation to Keys

A transparent walkthrough of every step Vikraant takes from initial enquiry to registered title deed — and what that means for you as a buyer investing in Dubai for the first time or the fifth.

The honest version upfront: V Capital is not a traditional brokerage. Vikraant does not manage a portfolio of listings, push volume, or pressure timelines. He works with a deliberately limited number of investors at any time — and the process below is the reason those investors come back.

The Investment Conversation

Understanding Your Mandate

The first conversation is not about properties. It is about you. Vikraant will ask: What is your investment horizon? Are you seeking yield, capital preservation, or both? What is your liquidity requirement over 3–5 years? Is this for a visa? Is this your primary capital allocation or part of a diversified portfolio?

Most buyers arrive having already decided what they want to buy. The value of this conversation is to challenge that assumption — and either confirm it or redirect it before a single dirham is committed.

Mandate Definition

After the first conversation, Vikraant produces a brief mandate summary — one page, written, shared with you for review. It states: your budget range, your investment objective, the asset classes and communities that align with that objective, and the ones that do not. This document becomes the filter for every recommendation that follows.

Curation & Due Diligence

Property Selection

Vikraant does not send you 20 listings. He sends you 2–4, each accompanied by his written assessment covering: developer track record, unit-specific comparables from DLD, projected yield with methodology disclosed, resale buyer profile, and any risks that could affect the investment thesis.

Developer Credibility Check

Every developer is assessed on: escrow compliance (DLD escrow account verification), delivery track record on prior projects, RERA standing, financial resilience, and the resale premium or discount their brand commands in the secondary market. Vikraant will tell you which developers he will not work with — and why.

Exit Liquidity Assessment

Before recommending any property, Vikraant identifies the exit buyer. Who is the person most likely to buy this property from you in 3, 5, or 10 years? What is their likely budget? What comparable assets compete with yours at that point? This prevents buying into communities where capital may be trapped due to structural oversupply or weak secondary demand.

Transaction & Legal

Negotiation

On primary developer sales, Vikraant negotiates payment plan structures, furnishing upgrades, and unit selection priority. On secondary market transactions, Vikraant negotiates price, SPA terms, and transfer timeline. You are never in a room (or on a call) with a developer without Vikraant present or briefed.

Legal Process

V Capital works with independent UAE property lawyers who review every SPA before signature. Vikraant will brief the legal team on the transaction, flag any clauses of concern, and coordinate between all parties. Legal fees are the buyer's responsibility and are disclosed upfront.

DLD Registration & Completion

Dubai Land Department registration, NOC processing, and title deed issuance are coordinated end-to-end. For international buyers purchasing remotely, Vikraant coordinates power-of-attorney documentation and remote completion processes to eliminate the requirement for in-person attendance at DLD.

Step 04

After Handover

V Capital remains available post-completion for: property management referrals (DTCM licensing for short-term rental, property manager selection), mortgage refinancing guidance when applicable, and timing of exit when the investment thesis reaches maturity.

Most V Capital clients return for their second and third acquisitions. That retention is the most honest measure of how this process works.
