Every Dubai property buyer will eventually ask this question. Here is the honest answer — including when buying direct from a developer is actually fine, and when it is not.
The most common misconception: "Using an agent costs me extra money."
This is incorrect in the UAE primary market. By law and practice, developer agency commissions are paid by the developer — not the buyer. You pay exactly the same price whether you walk into the developer's sales office directly or buy through V Capital. The difference is what you receive for that price.
At the developer's sales office: you receive a salesperson whose compensation depends on closing you on the product the developer wants to sell. Their incentive is not aligned with your long-term investment outcome.
Through V Capital: you receive someone whose advisory relationship depends on whether you achieve the investment outcome you came to Dubai for — because the second and third transaction depends on it.
Developer sales agents are excellent at what they do. But there are six things they structurally cannot tell you:
Vikraant will tell you this directly: there are situations where using a buyer's advisor adds less value.
If you are buying a well-researched product from a Grade A developer (Emaar, Nakheel, Sobha) where you have independently verified the DLD comparables, assessed the exit market, and are satisfied with the payment plan terms — the difference between buying direct and buying through an advisor is primarily in SPA review and process management.
Where the advisory gap is greatest: complex secondary market transactions; off-market transactions; cases where two communities are genuinely comparable and the decision requires data-driven tiebreaking; and any situation where the buyer is remote, time-pressured, or unfamiliar with UAE property law.
The strongest argument for advisory is not commission structure or market access. It is this:
The decision you make on a AED 3M apartment today may determine whether you have AED 3.8M or AED 2.4M in 4 years. The difference between those two outcomes is not luck. It is the quality of the analysis applied before the decision.
Vikraant has seen enough Dubai cycles to know what separates the assets that compound from the ones that stagnate. The advisory fee — zero for primary sales — is the lowest-cost access to that pattern recognition you will ever find in this market.
