Dubai Delivered 24,537 New Homes in H1 2026: What the Supply Data Means for Investors

Dubai Land Department reports 104 completed projects worth more than AED 111 billion and 24,537 units delivered in H1 2026, up more than 36% year on year. A delivery total is not an oversupply verdict.

The Reported Figures

In an announcement dated 20 August 2026, Dubai Land Department (DLD) said 104 real estate projects were completed in H1 2026, with a combined investment value above AED 111 billion. It reported a 38.7% rise in completed project count, 52% growth in project value and a rise of more than 36% in new units delivered compared with H1 2025, to 24,537 units.

H1 2026 growth versus H1 2025, per DLD
Project value+52%
Completed projects+38.7%
Units delivered+36%+

These are units delivered in the first half of the year. They are not a count of every unit under construction, and they are not the forward pipeline. For a high-net-worth buyer pricing a 2028 handover, the useful question is not how many homes were finished in H1, but how many will be competing with the unit on the day it is handed over.

Why the Headline Does Not Prove Oversupply

A city-wide total cannot show whether supply is excessive in a particular submarket. The impact depends on the timing and concentration of completions, the unit mix, competing rents, household growth, affordability and the availability of similar resale stock.

A cluster of studios and one-bedroom apartments delivered into the same neighbourhood in the same quarter competes directly for one tenant pool. Family villas in a different community face a separate balance of demand and supply. Aggregating them into one number hides exactly the differences that decide returns.

There is also a second reading. A market that can complete 24,537 homes in six months is showing delivery capacity, and completed homes are what tenants and end-users actually occupy. Off-plan launches that never reach handover add nothing to occupied supply, which is why delivery is the more meaningful measure to watch than launch counts.

What the Latest DLD Record Shows

Our review of the DLD completions record for the months since gives a sense of the pace. September 2026 saw 5,777 units delivered across 23 projects, against 3,723 across 15 projects in August and 2,392 across 13 projects in September 2025. The H1 2026 monthly average implied by the DLD total is about 4,090 units.

Units delivered per month, DLD completions record
Sep 20252,392
H1 2026 monthly average4,090
Aug 20263,723
Sep 20265,777

September completions also exceeded launches for the month (5,777 delivered against 5,120 launched), the reverse of August and of September a year earlier. The largest September handovers included Binghatti Ghost in Al Jaddaf (785 units), Helvetia Residences in Al Barsha South Fourth (432) and Society House in Downtown Dubai (417). Four Checks Before You Buy

  1. Map supply to the actual community. Look at projects scheduled to hand over within your holding period, not Dubai-wide totals.
  2. Compare like-for-like units. Check unit type, size, layout, view, finish, service charges and effective rent. Asking prices are not proof of achieved value.
  3. Stress-test rental assumptions. Model a lower rent, a vacancy period and realistic operating costs. Gross yield is not net return.
  4. Plan the exit at entry. Estimate the competing stock that could be for sale when you resell. A unit that looks distinctive at launch can be hard to differentiate at handover.

For capital above AED 10 million, where a single asset or a small number of assets carry the portfolio, these checks matter more, not less. Family offices and ultra-high-net-worth investors typically have the luxury of waiting for the right unit, and the supply data is a reason to use it.

V Capital's Read

The H1 delivery figure is a reason to improve supply analysis, not a reason for a blanket bullish or bearish call. The strongest case is one where entry pricing is defensible against comparable registered transactions, tenant demand is demonstrable and the exit buyer pool is credible. Where those three line up, a record delivery year is background noise. Where they do not, it is the first thing that will show up in your rent.

FAQ

Frequently Asked Questions

Does 24,537 units mean Dubai will be oversupplied?

No. The figure describes units delivered during H1 2026. Oversupply depends on location, timing, property type and demand, and cannot be read from a city-wide total.

Where can I verify the figure?

See the Dubai Land Department announcement linked in the source note below.

What should off-plan buyers do with this information?

Review the handover pipeline near their project, compare effective prices, and test rent and resale assumptions under downside scenarios.

V Capital

A delivery total tells you how many homes Dubai finished. Only the community pipeline tells you how many will compete with yours.
